A plot plan is a drawing submitted to and reviewed by the City that shows the actual shape and dimensions of the lot, existing and proposed structures, height of the proposed structures, lot coverage (the portion of a lot, stated in terms of percentage, that is covered by all buildings and/or structures), structural setbacks from the property line and any other information that may be necessary to adequately review the plot plan for conformance with the Zoning Ordinance and other codes. Any application for a building permit for single-family and two-family dwelling units must submit a plot plan for approval by the City of Fountain Planning Department, with the exception of re-roofs, basement finishes, commercial finishes, water heaters, fireplaces and similar improvements.
A site development plan is required for the construction of any new or expansion of multi-family residential, townhomes, office, commercial and industrial buildings.
